The Lionbrook Property Partnership (ING Real Estate Investment Management) has let the whole of Number One New Century Place in Queens Road, totaling 24,040 sq ft, to Capita Business Services from where it will run its recently awarded National Strategies Contract. Capita are paying Headline rent of £19 sq ft having committed to an 11 year term. Fryer Gilbert & Jepps and Campbell Gordon acted for ING, while King Sturge represented Capita.
Meanwhile, the top floor (600 sq ft) of Havells House in Queens Road has been let to PES at £16.50 per sq ft.
In West Street, Chilvers Page is offering a lease on No. 9 for £36.500 p.a. (ground floor of 1,630 sq ft with first floor storage and rear loading facilities).
The Pilot unit on Broad Street is now available after the company went into administration. A lease of £112,500 is being offered.
In Friar Street No.108 (currently Quality Seconds) is a 3,493 sq ft unit that is being offered by Hicks Baker and Reid Rose Gregory (on behalf on the landlord) for a lease of about £9.000 p.a.
Two other town centre properties that will become available are B & B Hi-Fi (10/11 Market Place) and sister company Panasonic in King's Walk, as the companies have filed for bankruptcy.
Two suites at 250 South Oak Way on GreenPark, a multi-occupied building situated at Lime Square, have been leased through Lambert Smith Hampton. A US company has taken suites 1 and 8 (totaling 9,829 sq ft) on 10 year lease at £22 per sq ft. Knight Frank and Campbell Gordon acted on behalf of the landlord, Prudential Assurance.
