HSBC move to Apex Plaza
July 2007
Acting on behalf of PRUPIM, Campbell Gordon and Colliers CRE have jointly let 7,624 sq.ft at Apex Plaza, Reading, to HSBC on a new 10 year lease.
Apex Plaza has become the professional services and financial hub for Reading. The tenants include; Bank of Ireland, Barclays, Ernst & Young, Hanson, Morgan Cole, Olswangs, Osborne Clarke and Shoosmiths, to name just a few. For a full list see www.apexplaza.co.uk.
Keith Wise, Partner at Campbell Gordon says:
"Apex Plaza has had an astonishing couple of years. We have let 93,000 sq.ft in the building since summer 2005. Rents have increased by £3 sq.ft and rent free incentives have reduced by 1/3.
There is simply a lack of supply of grade A space in the town centre. This fact coupled with the increase in demand means I believe town centre rents could reach £28 sq.ft. Perhaps we will even break through the £30 sq.ft barrier in the next couple of years."
Mark Emburey, Director of South East Offices at Colliers CRE, adds:
"This is just another example of how well refurbished space at Apex Plaza continues to dominate the upward rental trend for Reading, attracting both new and existing occupiers to building. Its quite simple, most tenants are prepared to pay higher levels of rent for the best space, which also enables them to align with some of the most established occupiers in Reading town centre".
Campbell Gordon and Colliers CRE acted on behalf of PRUPIM, CBRE acted for HSBC.
