Pexip

The Challenge
Pexip occupied offices in Twyford which they were rapidly outgrowing and did not reflect their modern working style.  They needed to relocate to grade A offices but on a cost effective basis.

The Solution
Campbell Gordon conducted a comprehensive search of the marketplace and negotiated hard with shortlisted options to secure excellent space on a very attractive commercial basis.

The Result
Pexip were able to move to a new, state of the art, 15,000 sq.ft office suite at Thames Valley Park, within budget and on time.

We appointed Campbell Gordon to handle this search for us in order to save us time, make sure we covered all of the ground, and to secure attractive commercial terms on our behalf. We found in practice that their service and value went well beyond our expectations. They made the whole process much smoother, navigated potential pitfalls, provided sound advice and guidance, and secured a first rate commercial outcome for us. Leaders Romans Group

The Challenge
The Leaders Romans Group occupied 19,000 sq.ft in Bracknell. They had a clear objective- to either negotiate satisfactory terms to expand in their existing accommodation or find new premises. Campbell Gordon were appointed to explore these options. The right solution needed to offer great transport, parking and allow for expansion. During the life of the project the requirement evolved as a result of corporate changes, which needed to be accommodated immediately and as part of a future planning strategy.

The Solution
Campbell Gordon identified a number of options which were all comprehensively assessed. Ultimately Leaders Romans decided to stay put and expand to take a total of 24,000 sq.ft.

The Result
Attractive commercial and occupational terms were secured to stay put, which meant that a relocation was not necessary.

Jenoptik

The Challenge
Jenoptik are a global photonics and imaging business, with 80 offices worldwide. In the UK they occupy offices in Frimley and Wokingham and wished to consolidate these operations.

The Solution
Campbell Gordon were initially appointed to assess the viability of this strategy and look for suitable premises. A search was undertaken and suitable properties were identified, however due to a change in business strategy Jenoptik decided to stay put for the short term. Campbell Gordon were then asked to secure short term lease renewals on acceptable terms, in a short space of time.

The Result
Campbell Gordon helped Jenoptik answer some strategic questions and found quick solutions when the strategy changed.

After deciding to stay put we gave them the task of renewing our leases for our premises' in Wokingham and Frimley on a short term basis. Bovis Homes

The Challenge
Bovis Homes occupied serviced office space in Regus on Green Park. They wanted to relocate as they had identified Junction 10 (M4) as a better location to set up a more permanent office for their staff. They wanted a good quality office whilst keeping costs down. It was essential that the premises had good parking and transportation access.

The Solution
Campbell Gordon conducted a thorough market search of all the applicable properties, identifying both on and off market possibilities. A preferred option was identified and the terms for the premises were negotiated and agreed. Campbell Gordon oversaw the legal negotiations and ensured that the lease was completed as early as possible.

The Result
Campbell Gordon was able to significantly improve on the commercial terms offered before their involvement and to protect Bovis Homes' long term commercial position.

Industry Dynamics

The Challenge
Industry Dynamics occupied an 18,000 sq.ft office on London’s Southbank. The lease expiry was approaching and the businesses Private Equity owners wished to manage it down and extract maximum value through a series of IP sales. This created a highly dynamic situation with changing needs and commercial sensitivities.

The Solution
Campbell Gordon provided strategic property advice over a 3 year period. This included advice in relation to lease regear, subletting and dilapidations. The business was relocated short-term into new premises on Lavington Street, SE1.

The Result
The business owners were able to ensure they extracted maximum value by minimising property costs, and by ensuring the operations and orderly termination of the business were allowed to proceed unfettered by occupational constraints.

Kyocera

The Challenge
Kyocera Document Solutions UK Ltd occupied secondary offices in Reading which no longer met its changing requirements. The company wanted a self-contained building providing a high quality working environment for staff and visitors. Kyocera's teams needed dedicated space to train partners and end-users and showcase their extensive range of document solutions. As a company rapidly expanding its UK market share, Kyocera also needed the ability to accommodate future growth.

The Solution
Campbell Gordon worked with Kyocera to understand the company's needs and to search out suitable options. Using their expert knowledge of the Thames Valley market, a comprehensive report was produced. As the Kyocera requirement evolved, options were reviewed and refined until the preferred solution was identified. Terms were negotiated and agreed and Campbell Gordon worked with Kyocera's legal and professional teams to ensure that the lease was completed in time.

The Result
Kyocera's requirement was fully satisfied in terms of timescale, location, quality and budget.

Mabey Group

The Challenge
Mabey Group had a number of property assets that were considered non-core following a strategic review, and were therefore surplus to requirement. These included property in Twyford, Walsall, Stratford upon Avon, St Albans and South Wales. The Group owned two properties in South Wales, including a 360,000 sq.ft industrial unit in Chepstow.

The Solution
Campbell Gordon provided advice and asset management services in relation to the disposal of these properties. This included disposal method, transactional and commercial strategies and appointment of suitable consultants.

The Result
Campbell Gordon oversaw the disposal of these assets, including the large industrial unit in Chepstow, delivering returns in excess of the targeted values.

Bracknell & Wokingham College

The Challenge
The College had a mission; ‘To enable all learners to achieve their full potential’, underpinned by ‘Maximising Income and Business Efficiency..’. Defining and implementing the correct property strategy was considered an essential part of this mission, and required the right partner. Campbell Gordon were appointed as the property partner.

The Solution
Campbell Gordon worked with the College to define the objectives of the property strategy and to implement it. The College had too many sites and it was agreed that it was appropriate to consolidate these in order to save costs and realise value for re-investment in core operations. This included the sale of a campus property in Woodley to a church, a 2 acre site in Bracknell to a school and the adjoining 3 acre site for residential use to Cala Homes.

The Result
The College has been able to save costs and realise value for investment, enabling it to deliver on its long term educational objectives.

I have found Campbell Gordon’s ability to listen, understand and then advise to be of an extremely high value. They took time to really understand our needs, which is quite unusual. They have demonstrated a sensitivity and deftness of touch that has been critical in getting the very best outcome.
