Reading Bridge House hits full occupancy with 28,000 sq ft letting to Thames Water

The offices were bought from M&G two years ago.

Clients of Berkley Estates have signed Thames Water Utilities for the remaining 28,000 sq ft of offices in Reading Bridge House.

The letting follows last year’s lettings to Dendrite Clinical Systems and Ngage Specialist Recruitment to take the building to full occupancy.

Rents have not been disclosed but are understood to be around £28 per sq ft.

Reading Bridge House was bought from M&G Real Estate for circa £35m and undertook a scheme to improve the reception/cafe areas.

Keith Wise, director at Campbell Gordon, said: “Reading Bridge House represents fantastic value for money in an excellent location close to the river, the station and all the town centre amenities. Thames Water saw the opportunity offered by Reading Bridge House and grabbed it with both hands.”

Steve Pope at Berkley Estates London Limited, the managing agent, said: “Thames Water Utilities took half a floor in Reading Bridge House when we bought it and we are delighted that they have chosen to expand in the building significantly. We have had an excellent run of lettings over the past two years and it’s great that we can grow a major local business in the building. Reading Bridge House represents an excellent long term investment for our clients with the scope to grow rentals further and enhance the building.”

Berkley Estates was represented by Campbell Gordon, Lambert Smith Hampton and Bray Fox Smith. Thames Water was represented by Savills.
